Wind zone
Roofing South Florida is a different job.
Miami-Dade and Broward sit in the HVHZ, so a re-roof there means different products, a different assembly, and a different inspection. Everywhere else in Florida, the wind zone still decides your fastening and underlayment. We price the county your house is actually in — which is what you are relying on at two in the morning during a named storm.
A quote that looks suspiciously cheap is usually a quote that skips one of these layers. Ask anyone bidding your roof which of them they are including.
How a re-roof works- 01
Covering
Tile, shingle, or metal, rated for your wind zone. In the hurricane zone it also carries a Miami-Dade Notice of Acceptance.

Fastening
A rated nailing pattern for this wind zone. An inspector checks it before anything covers it.

Underlayment
The working weather layer under the covering.

Secondary water barrier
Self-adhered across the whole deck. This is the layer that keeps water out of your house when a storm takes the covering off. Required in the High Velocity Hurricane Zone, and worth paying for anywhere on this coast.

Deck
Re-nailed to current code once the old covering is off, because that is when it can be reached.
